Why check your House Building Age?

In Eastern Feng Shui, building a house is one of the most important events in a person's life. It is believed that the year you begin construction must be in harmony with your age (specifically the age of the male head of the household). If you build a house during an inauspicious year, it can bring bad luck, illness, or financial ruin to the family.

To determine if a year is good for building, Feng Shui masters check three main cycles:

  • Tam Tai (Three Years of Bad Luck): A continuous three-year period of misfortune that occurs every 12 years for each Zodiac animal. Building during Tam Tai is generally avoided.
  • Kim Lau (Golden Age): Despite the name, this is a dangerous age. Building during a Kim Lau year can bring harm to the owner, their spouse, their children, or their livestock/wealth.
  • Hoang Oc (Desolate House): If your age falls into a bad Hoang Oc sector, the house will feel cold, desolate, and attract negative energy.

An auspicious building year is one where your age does not violate any of these three principles.

What if it's a bad year? (Mượn Tuổi)

If you urgently need to build a house but your age violates one or more of these cycles, Feng Shui offers a practical remedy known as "Mượn Tuổi" (Borrowing an Age).

This practice involves asking a relative or a close friend—whose age is auspicious for building that year—to symbolically act as the owner during the groundbreaking, roofing, and moving-in ceremonies.

  • The person you borrow the age from should preferably be older than you.
  • They should be a male relative (father, uncle, older brother, etc.).
  • They must not be in their own Tam Tai, Kim Lau, or Hoang Oc year.
  • They must not be in mourning for a close family member.

Once the house is fully completed, a "buying back" ceremony is performed, transferring the spiritual ownership back to you.
